Residential address or mixed residential/commercialBMV will reject the application. Period. Even if zoned "commercial" by county, if it looks residential the inspector may flag it.
Lease says "no auto dealer / no vehicle storage"You cannot comply with BMV requirements if the lease prohibits your core business activities. Walk away β€” do not try to negotiate this with a reluctant landlord.
Month-to-month only leaseBMV and surety companies want to see a stable location. A month-to-month arrangement raises red flags. Try to get at least a 12-month initial term.
No signage allowed on buildingIf the landlord says you cannot put up an exterior sign with your business name, this space cannot work for a dealer license.
No paved parking or vehicle accessIf there is no way to park even one vehicle on or adjacent to the property, the space will likely fail the BMV inspection.
Shopping center with general retail-only leaseAs discussed above β€” landlord restrictions and parking rules make these nearly impossible to use for dealer operations.
Shared address with another existing dealerIndiana BMV does not allow two separate dealer licenses at the exact same address and suite number. If another dealer already has that address, you must have a distinctly different suite.
Underground or basement-only officeNo vehicle access, no visible signage from street β€” will fail inspection.
Condemned or code-violation propertyYou cannot get a Certificate of Occupancy on a property with open code violations β€” and without a CO, BMV will not issue the license.
Location in a floodplain without flood insuranceSome NWI locations near rivers or low-lying areas are in FEMA flood zones. Vehicle inventory stored in a flood zone is a major insurance and liability risk.
⚠️ Final Reminder: Before you sign any lease, have the following three things confirmed in writing: (1) Zoning approval from the local municipality for auto dealer use, (2) Landlord written permission for vehicle storage and dealer signage, and (3) Certificate of Occupancy available for the space. Missing any one of these will delay or kill your license application.
